Building stage inspections in Melbourne are commonly completed in sequence with the progress payments in your building contract, these are:

  • Slab / base stage.
  • Frame stage.
  • Lock up / pre plaster
  • Fix Stage
  • Hand over / Final inspection

The main objective up to the lock up inspections is to report on any structural issues which may arise from discrepancies between the structural engineers designed documentation and the work actually completed in your home.

We also look at the quality of workmanship completed by the trades during these major stages of construction. We also check:

  • The slab surface quality of finish, which can affect the installation of floor coverings.
  • The location of sewer connection pipes.
  • The location of the slab on the block of land.
  • The installation of the brickwork.
  • Fascia and guttering.
  • The main framework of the property (walls and roof).
  • The use and installation of structural members in comparison to the structural engineering.
  • The installation of bracing to all timber walls.
  • The installation methods and location of the plumbing pipes, electrical cabling and heating / cooling ductwork.
  • Plastering quality.
  • All trades quality of workmanship at all stages.
  • The method and installation of 5 star energy requirements.
  • Bascically all aspects of the construction.

All in accordance with the Building Commissions Standards and Tolerances, Building Regulations and Building Code of Australia.

HANDOVER / FINAL INSPECTION:

Our independent inspection of the finish of your new home or development will ensure that you are getting exactly what you expect.

We help our clients clarify what is and isn’t acceptable and where they stand with any running disagreements with their builder.

The inspections cover all visible aspects of the home. Including but not limited to:

  • The quality of the trades work in all areas.
